Homeownership is the key to healthy, vibrant neighborhoods. Increasing homeownership levels andoverall investment is vital to the stabilization and revitalization of Syracuse’s neighborhoods. NEHDA, Inc., otherwise known as Northeast Hawley Development Association, has been pro-activelyaddressing this need by providing quality, affordable homes for first-time homebuyers on Syracuse’s Northeast side. These efforts have stabilized neighborhoods in the area and continue to be an integral part of NEHDA’s revitalization strategy.
NEHDA, Inc., which has served the community for 30 years as a not-for-profit community housing agency,works with qualified buyers to realize their dreams of homeownership, whether that means owning a newly-renovated home or a newly-built home. Over the years, we have changed the landscape in thecommunity we serve, building 41 new homes and rehabilitating 30 existing homes for new owner occupants.This has brought investment, both physically and socially, into neighborhoods where that need was great.
In addition, NEHDA has recognized the importance of building and strengthening the social fabric of the area’s neighborhoods by organizing neighbors in the area and advocated for them when issues of importance have arisen. We continue to work to actively revitalize the area on multiple fronts. Soon, work will begin in even more neighborhoods to turn vacant lots where dilapidated buildings once stood into affordable and attractive homes for more excited homebuyers looking to invest and settle down in their own place. How does NEHDA make this opportunity possible? Through a variety of programs, like our Homebuyer Program, which provides a $23,000 subsidy for qualified, first-time homebuyers that brings down their average monthly mortgage cost, we make homeownership an appealing and realistic option for many who otherwise might either continue to rent, or turn toward predatory lenders in an effort to buy their own home.
Many people are not even aware that mortgage payments through housing agencies like NEHDA can be lower than monthly rent payments! In order to help educate potential homebuyers while assisting them with financial preparation for future homeownership, our Housing Counseling Program assists individuals looking to go down the path towards owning their first home. NEHDA offers these incentives to make homeownership possible for many who never dreamed that they could afford to own a home of their own.
NEHDA actively collaborates with Home HeadQuarters, Inc. through their Homebuyers Class, which every NEHDA homeowner goes through as part of their homebuyer experience. The class helps to educate our clients about home buying and its many aspects, and provides class graduates up to $3,000 in downpayment and closing cost assistance toward their home purchase. NEHDA also works with the City of Syracuse’s Department of Community Development and various lenders in the banking community to make our housing projects a success. Revitalizing the neighborhoods of Syracuse is a community effort, and NEHDA’s collaborations are a testament to that.
